If they won’t be living in their property, it is smart to have a neighbor or friend check on the home for damage and report any necessary repairs. Otherwise, it is important that your clients follow this winter weather checklist for costal properties.
Many beach house homeowners find that their property’s plumbing lacks the appropriate amount of insulation to protect the pipes from freezing and ultimately bursting open during extreme winter weather. It is important to perform a thorough examination of the insulation surrounding all interior and exterior pipes, checking for missing, damaged or insufficient insulation that may make the pipes more vulnerable to freezing up when cold weather strikes.
If there will not be anyone residing in the beach house over winter, it is important to prevent any water from traveling through the pipes. This can be done by switching off the property’s main water supply, then opening all interior and exterior faucets (including showers and bathtub faucets) to completely drain any remaining water from the pipes.
It is crucial to ensure that windows, doors and other susceptible spots are properly insulated, otherwise cold air drafts penetrate the home and warm air escapes, causing costly energy bills that can easily be avoided.
Homeowners should examine insulation and weather stripping conditions every season to ensure it isn’t damaged. Keep in mind that older homes and ones used for vacation rentals experience higher rates of wear and tear and are much more likely to sustain damage to doors and windows than cautiously used primary residences. As coastal homes tend to not be occupied during off season, winter weather can get the best of them if your clients are not prepared.
One area often overlooked by homeowners is the chimney. Failure to clean chimneys is a main cause of house fires. A wide array of debris can easily make its way inside the chimney and obstruct the airflow.
Also, buildup of flammable material caused by incomplete combustion can also create fire hazards that must be handled before chimney use.
Roof and Gutters
Coastal homeowners must check the entire length of gutters to ensure they are free of debris. Dangerous clogs, especially wet leaves, left to build up inside gutters can add significant weight and cause them to leak, crack or even tear away from the roof.
Without proper drainage, ice dams can also form. This can lead to destroyed roofing, ultimately causing a leak in the house and the water damage can be catastrophic. Inspection of the entire roof for damaged or missing shingles can help manage issues before they become more serious.
Any outdoor furniture should be secured to prevent it from being damaged during inclement weather or blown around in high winds. If it isn’t possible to move outdoor furniture inside the house, or into a garage or shed, it should be secured sufficiently in a safe spot to avoid damage to other parts of the property or a neighbor’s property.
